- Protect - The first step in the Interior painting process is to protect floors and furnishings
- Remove - We the remove all switch plates and outlet covers, window treatments, blinds and other miscellaneous objects.
- Prep - Includes filling holes, spackling, removing old caulk, repairing sheetrock and wall surfaces, Stains are treated with a stain killer primer at this stage.
- Repair - Sheetrock and/or carpenty items such as wood mouldings are fixed
- Sanding - Any areas such as repairs and glossy paints are sanded to help paint adhere.
- Masking - At this point we mask everything that has not been removed.
- Inspection - Final inspection prior to painting
- Painting - At last it is time to apply the finishe, and we put as much care into painting as we do in the preparation process. We use the best paint for your job. Today the best life and service is gotten from the Acrylic Paints that are taking over as the best paints. On walls we use exclusively the new "Ceramic" paints (so called; because of the microscopic glass beads in the paint). "Ceramic" paint is totally scrubbable and has the best looking finish of all interior wall paints. Our 1st choice for wood trim are the 100% Acrylic Enamels, as oils are being phased out (because of the new clean air standards in place), and because of the new technology in Acrylics tha allow for better leveling as in oils, without the yellowing that comes with oil enamels. Another nice feature of Acrylics is their fast drying time, allowing for painted areas to be used within the day, as compared to oils which need at least one entire day to dry. Prior to this, a good deal of thought goes into color selection.
- Replace - All switch and outlet plates are replaced. Light fixtures are replaced.
- Cleanup - Final inspection, clean-up, vacuuming and dusting. We leave your hose as clean as we found it. Promise!

- Protect - As with Interior Painting, the first step is to protect, walks, plants, windows, drives, decks and other surfaces.
- Wash - This is the step that differs from Interior Painting, we almost always wash the exterior, usually with a mildecide to kill mildew and sometimes we wash to remove road dirt and dust. Mostly with a power washer; but, not always, some old houses can be severly damaged by careless power washing.
- Prep - Surface preparation is the most important part of the process because without it, the job will not last. Usually we remove old paint, and clean old chaulky painted surfaces. Removing old caulk and window glazing gets us down to solid surfaces. Scraping, sanding and sometimes chemicals help us to remove old failed paint.
- Repair - This is where we remove old damaged and rotten wood. By getting up close and personal, we really get to see the damaged stuff that you can't see from the ground.
- Replace - Next we replace damaged items. A totally new material which we have begun to use to replace bad wood is PVC trim and mouldings, A synthetic wood made from poly vinyl chloride, it looks exactly like wood and yet is guaranteed never to rot. Especially on modern houses where ever "finger jointed" wood is used there is a lot of rot, and this PVC is a perfect, permanent fix.
- Prime - Now we start to bring it all together. using the correct primer for the job, and to guarantee long life. Many people including painters believe primer is not important. We know through experience and classes and seminars, that primers are really meant to do a much different job than paint. Sunshine Painting Company probably uses primers on 98% of all of our jobs. We know that the proper primer can make a much better adhesion between old and new paint, seal stains and seal porous surfaces, some things that plain paint cannot do.
- Caulk and glaze - After the prime coat is dry we begin to caulk and replace glazing. Many people put caulk and glazing on bare wood. This is bad because there is poor adhesion. The surfaces need to be primed prior to caulking and glazing.
- Paint - Last; but not least. But not until all of the other steps have been done. I often say that painting is the easy part. Painting is usually the fastest part, compared to all the prep that we do. Only using the best paint and the proper paint that is compatible with the primer we have used.
- Cleanup - Bringing it all together and to completion we clean up all traces of our work and leave you with a beautiful job that you can be proud of..

- Mold or Mildew is a fungus similar to bread mold and related to mushrooms and toadstools. Fungi live on organic material. Paint has organic materials in it. So mildew loves to eat and live off of paint. Generally no one notices it much until it actually starts to dominate the area. You can notice it when just starting by the pencil point size black specks. When it is wide spread it appears to look like sooty black dirt.

- Price: In choosing the best price, make sure that you compare apples-to-apples. Compare written estimates (not verbal promises) regarding the amount of preparation, quality of materials, number of coats, etc. The lowest price is seldom the best price.

Sunshine Painting Company, LLC guarantees labor and material for a period of two (2) years.If paint failure appears, we will supply labor and materials to correct the condition without cost.
This guarantee is in lieu of all other guarantees, expressed or implied. Our responsibility is limited to correcting the Paint failure.
This guarantee excludes, the consequential or incidental damages caused by water damage, moisture, accident or abuse, temperature changes, or structural settlement; i.e., cracks caused by expansion and/or contraction, or accumulation of dirt or other particles causing discoloration or change in appearance of materials. Cracks will be properly prepared as indicated at time of job, but will not be covered under this warranty.
“Prep” or “Surface Preparation” is important to the paint job as the painting itself.
If the surface to be painted is not “Prepped” right the the paint may fail
or the job itself will look bad.Why your job might fail, for example, old paint may need to be removed, sanded or primed. If these are skipped, then the paint will fail.
If the surface is not prepped properly to make it smooth or uniform, then the paint job will look bad or amateurish.Sunshine Painting Contractors spends a lot of time on Prep.
